The purpose of this public hearing is to consider the proposed zone districts outside of the proposed Area of Impact boundary for the City of Victor. At the public hearing the Planning and Zoning Commission will make a recommendation on the County Zoning designations for the properties proposed to be removed from the current AOI boundary. The Board of County Commissioners is the final decision-making body in the AOI agreement, zone districts inside and outside of the new AOI boundary, code and plans implemented within the AOI. The BoCC will review the entire AOI proposal per state statute.

Arthur Blue is requesting approval for a Scenic Corridor review of a single family modular home located at 1520 Red Fox Road. The property is fully within the Scenic Corridor Overlay.

Harmony Design & Engineering on behalf of STRR LLC, has submitted a proposal for the Eddyline Ranch Subdivision, located in Teton County, Idaho, off of County Road W 4000 N from which the project will take access. The proposed project will create twelve 35 acre lots from an existing 423.83 acre parcel. Lot 6 will be owned by the HOA to serve as the hub for community amenities including a pond and ranch camp clubhouse centered within the subdivision. Zoning on the parcel is RA-35, Rural Agriculture, 35-acre avg. density. Overlays include Big Game Migration Corridors and Seasonal Range and Sharp-tailed Grouse Breeding Habitat.

 JD ID WY, LLC & Y2 Consultants have submitted an application for a 26 lot subdivision on 80.31 acres located on W 4000 N near Tetonia. Zoning is A/RR 2.5 and has a Priority Wetlands Habitat overlay. Access to the property is from W 4000 N. Proposed lots range in size from 2.51 acres to 5.27 acres.

The application is proposing a 4 lot residential subdivision on 10.21 acres of land. There is an existing home on lot 1 with its own well and septic located on the lot. The property is located at 4621 S 500 E., Victor, Idaho 83455. The lots meet the County zoning size requirements for the 2.5 acre minimum lot size in the A/RR 2.5 zone. The subdivision met the requirements to be administratively reviewed at concept.
